|| What’s Covered ||
Comprehensive Protection for Rental Properties
Every rental property faces unique risks. That’s why we offer specialized coverage tailored to landlord and property manager needs. Here’s what our rental property insurance covers:
Property Damage: Fire, Storms & Vandalism
Major losses can damage structures and disrupt rental income. Landlords need comprehensive protection that covers the full replacement cost of their buildings.
- Building coverage for fire, wind, hail, lightning, explosion, vandalism, and more
- Special form (“all risk”) coverage options with fewer exclusions
- Replacement cost valuation (not actual cash value) where available
- Coverage for detached structures, signage, fences, and common areas
- Protection for landlord-owned fixtures, appliances, and built-ins
Loss of Rental Income & Business Interruption
When a covered loss makes a unit or building uninhabitable, lost rent can be as damaging as the repair bill itself. Cash flow interruption threatens your investment.
- Loss of rents coverage when tenants must relocate due to a covered claim
- Business income coverage options for commercial properties
- Extra expense coverage for temporary offices and relocation assistance
- Coverage structured to match typical lease terms and rent escalations
- Protection for ongoing fixed costs during repair and recovery periods
Liability for Injuries & Property Damage
Slip-and-falls, tenant injuries, and property damage claims are major concerns for landlords. Liability exposure increases with property size and tenant volume.
- Premises liability coverage for bodily injury and property damage claims
- Options for higher limits and umbrella/excess liability protection
- Coverage for common areas: parking lots, sidewalks, stairwells, lobbies, pools, gyms
- Protection for personal and advertising injury (wrongful eviction, discrimination claims, libel/slander)
- Tenant harassment and employment practices liability options
Tenant-Caused Damage & Occupancy Risks
Tenants can unintentionally—or intentionally—cause damage affecting your investment and your ability to generate income. Coverage gaps create major financial exposure.
- Protection for fire, water, and other covered damage caused by tenants
- Limited coverage options for vandalism or malicious damage by tenants (where available)
- Ordinance or law coverage for required upgrades during repair (sprinklers, electrical, ADA)
- Coverage for glass, signage, and interior finishes in commercial units
- Flexibility to adjust coverage based on tenant screening and property type
Water Damage, Plumbing Failures & Mold
Undetected leaks and pipe bursts can lead to costly structural damage, habitability issues, and loss of rental income. Mold remediation adds significant expense.
- Coverage for sudden and accidental water damage (burst pipes, appliance failures, sprinkler leaks)
- Sewer and drain backup coverage options available
- Limited mold and fungi coverage where available
- Protection for finishes in kitchens, bathrooms, and lower-level units
- Risk inspections to identify vulnerable plumbing and drainage issues
Vacant & Partially Vacant Properties
Vacancy increases the risk of vandalism, theft, undetected damage, and coverage gaps during tenant turnovers or renovations. Standard policies may exclude vacant periods.
- Vacant property coverage options during turnovers, renovations, and lease-up periods
- Protection for partially vacant buildings, subject to policy terms
- Flexibility to adjust coverage as occupancy levels change throughout the year
- Builder’s risk coverage options for major renovations or capital improvements
- Streamlined process for managing multiple properties with varying occupancy
Service, Claims Handling & Ease of Doing Business
Landlords need insurance partners who understand the urgency of keeping units leased and businesses operating. Poor claims service costs you money and tenants.
- Clear, transparent policy language tailored to rental operations and landlord needs
- Consistent terms across multiple properties to simplify management and renewals
- Options to bundle property, liability, and umbrella coverage for efficiency
- Dedicated account management for questions, changes, and property updates
- Streamlined processes for adding or removing properties and updating coverage limits
- Concierge-style claims handling with a single point of contact for complex losses
- Ongoing risk management support, including safety checklists and training resources

Frequently Asked Questions About Rental Property Insurance
Have questions about protecting your rental properties? Our experienced rental property specialists at our Bradenton and Riverview offices are here to help. Below are answers to the most common questions we receive from landlords and property managers across Bradenton, Lakewood Ranch, Riverview, Brandon, Tampa, and surrounding Florida communities. Don’t see your question? Call our Bradenton office at (941) 747-4600 or our Riverview office at (813) 672-4100 for a free consultation.
What's the difference between landlord/rental property insurance and homeowners insurance?
Homeowners insurance covers owner-occupied residences. Landlord/rental property insurance is designed for income-producing properties and covers loss of rents, landlord liability (tenant injuries), and business interruption—protections homeowners policies don’t include. Renting out a property voids standard homeowners coverage; you need rental property insurance to be properly protected.
Do I need separate insurance for each rental property?
Not necessarily. Many insurers allow you to bundle multiple properties on one policy for simplicity and discounts. However, each property is typically rated individually based on its location, occupancy, building type, and claims history. We can help you consolidate policies for easier management while ensuring each property has appropriate coverage.
Does my coverage include loss of rent if a tenant damages the property?
Yes—if the damage is covered under your policy (fire, covered storm, vandalism, etc.), loss of rents coverage will compensate you for income lost while repairs are being made. However, coverage may have limits and waiting periods. It’s critical to understand your specific loss of rents coverage limits and any exclusions in your policy.
Are my tenants' possessions covered on my rental property policy?
No. Your rental property policy covers the building structure and landlord-owned fixtures only. Tenant belongings are their responsibility to insure through renter’s insurance. We recommend providing tenants with information about renter’s insurance and making it a lease requirement to protect everyone involved.
What happens if a tenant causes damage or gets injured on my property?
Your liability coverage protects you if a tenant is injured and sues. However, tenant-caused property damage is only covered if it results from a covered peril (fire, wind, etc.—not intentional damage). We recommend strong lease language, tenant screening, and regular property inspections to minimize risk. Umbrella coverage can provide additional protection.
Do I need to worry about water damage and mold?
Yes. Water damage from burst pipes, appliance failures, and roof leaks is typically covered. However, gradual leaks, seepage, and mold are often excluded or limited. For rental properties (especially older buildings or those in wet climates), we recommend adding water backup and limited mold coverage. Regular inspections can prevent costly surprises.
Can I get coverage while my property is vacant or being renovated?
Yes — standard rental property policies may restrict or exclude coverage during extended vacancy periods. Vacant property endorsements or standalone vacant property policies are available to maintain protection during turnovers, renovations, and lease-up periods. Builder’s risk coverage is available for major renovation projects. Contact our Bradenton office at (941) 747-4600 or Riverview office at (813) 672-4100 to discuss your specific vacancy situation.
How do I file a claim if there's damage to my rental property?
Contact our Bradenton office at (941) 747-4600 or our Riverview office at (813) 672-4100 or email info@pacificcrestlakewood.com as soon as possible. Document the damage with photos and notes. Our team will guide you through the claims process with your insurance company, coordinate repairs if needed, and help ensure loss of rents are properly documented and processed.
